Credit Assessments

BigFundr conducts appropriate credit assessments and due diligence on these loan opportunities. ALL loans must have real estate as security collateral.

Seek Opportunity

Every real estate opportunity is then listed on the BigFundr platform. You can seek out the opportunity that fits your needs.

Risks vs Returns

There will be a detailed document made available for you to ascertain the risks vs returns of each real estate backed loan opportunity that suits you.

Cash Transfer

Once you have decided to invest in a particular deal (e.g. S$5,000 at 3% p.a.), you will have to transfer your funds to the account managed by the escrow agent (an independent third party).

Contracts/Paperwork

The escrow agent (acting on your behalf) will only release the funds to the borrower’s account after they have cleared compliance and signed the necessary legal contracts.

Protection

The role of the escrow agent is to protect your interests as a neutral third party (as required by MAS) to administer the invested funds and also act as a security trustee holding the loan securities (i.e. real estate collateral) on your behalf.

Repayment

The borrower will repay the principle and the agreed interest according to the repayment schedule.

Interest and Principal Payments

Our investors’ interests and principal are guaranteed by Maxi-Cash, an SGX listed company.

Admin Fee

BigFundr charges a 15% admin fee on interest earned by you. Example: Gross interest earned on S$5,000 at 3% p.a. = S$150. BigFundr’s admin fee of 15% x S$150 = S$22.5. Net interest earned by you is S$150 – S$22.5 = S$127.5.

Interest Payments

You will be entitled to the scheduled interest payouts and your principal repayment at the end of the loan term.

Admin Fee

BigFundr charges a 12% admin fee on interest earned by you. Example: Gross interest earned on S$5,000 at 6% p.a. = S$300. BigFundr’s admin fee of 12% x S$300 = S$36. Net interest earned by you is S$300 – S$36 = S$264.
